3. Full Pre-Approval Application

Once you’re ready, we move to a full mortgage application. This typically includes:

Pulling your credit report

Uploading income documents (W-2s, pay stubs, tax returns if needed)

With this information, I’ll determine the loan products and rates you qualify for and provide a solid pre-approval letter that strengthens your offer when you find the right home.

4. Home Shopping & Purchase Offer

While you work with your real estate agent to find the perfect property, I stay available for updated pre-approval letters, payment estimates, or scenario comparisons— anything you need to make informed decisions.

5. Processing & Documentation

Once your offer is accepted, we open your loan file and begin the detailed review. Our team will:

Order the home appraisal

Coordinate verification of employment and assets

Review property title and insurance

Update any recent financial documents

This step ensures everything is documented accurately to move smoothly into underwriting.

6. Underwriting Review

Your file is then sent to an underwriter for final approval. The underwriter may request additional documents or clarification (called “conditions”). Don’t worry—this is normal. I’ll guide you through every item needed and keep the process moving efficiently.

7. Clear to Close

Once all conditions are satisfied, you receive the best words in the mortgage world:

Clear to Close!

This means your loan is fully approved, and we schedule your closing appointment.

8. Closing Day

You’ll sign final loan documents, review settlement figures, and receive the keys to your new home. My role doesn’t end here—I’m always available for future questions, refinancing opportunities, or guidance throughout your homeownership journey.
